Tawra is a residential development located in the municipality of Guadalupe, within the Monterrey metropolitan area in Nuevo León, Mexico. It is part of the first large-scale mixed-use master plan along Miguel Alemán Avenue.
The development encompasses a total lot area of 8,581.68 m², with a total construction area of 23,409.97 m². The project consists of a 15-story tower with 1.5 basement levels. Of these, 3.5 levels are dedicated to parking, and 13 levels accommodate amenities and apartment units.
The tower houses 139 apartment units distributed across 12.5 typical floors. Each floor features 11 apartments, with six different unit types designed to meet the diverse needs of residents. Parking is allocated for both residents and visitors.
Amenities are located on the ground floor and the third level of the tower, offering recreational areas focused on sports and fitness as an extension of the residential experience.
The proposal includes 3.5 parking levels, 1.5 of which are underground, divided into half levels, and two above-ground ones. These parking areas serve both residents and their visitors. Additionally, outside the tower's footprint, there are service-related parking spaces.
The design approach is a sober and contemporary architectural exercise, harmoniously integrating vertical and horizontal planes. The façade features clean lines, expressed through structural frames that define volumes and visually separate units and levels, contributing to a coherent overall appearance.
This approach gives the complex a clear architectural language that is easily understood by the general public. A central design theme is the contrast between openness and privacy, with strategic framing of views depending on each apartment’s orientation.
The façade incorporates a restrained palette of materials, including steel, glass, flagstone, and painting, which together create an elegant and cohesive architectural identity. Ornamental elements are kept to a minimum, allowing the form and material quality to take center stage.
These material choices not only ensure durability and low maintenance but also support a timeless aesthetic. The result is a well-balanced blend of strength and sophistication, suited to a contemporary residential environment.
