Proxximity is a mixed-use master plan in Monterrey, Nuevo Leon. The site is at the corner of Constituyentes de Nuevo Leon and Prolongacion Francisco I. Madero in the Churubusco neighborhood.
The project aims to spur development in the surrounding area by creating a new residential district that brings together housing, retail, recreation, and services to form a new neighborhood hub. The development’s condominium ownership structure is a key consideration in the architectural design, which must accommodate its requirements as efficiently as possible.
Drawing on the Lifestyle Center concept, the project envisions a welcoming green setting where neighbors and families can spend time together and enjoy recreational activities within their own community.
The contemporary architecture gives the development a distinct and inviting urban presence, both at close range and from a distance. For residents and visitors to the retail area, the complex serves as a visual focal point and a recognizable neighborhood landmark.
The design integrates residential and retail uses by placing the apartment towers above the retail levels. Shared underground parking serves both residents and retail visitors.
The master plan includes 11 apartment towers with a total of 1,800 units, two levels of retail, a hotel, and three underground parking levels with 7,809 spaces.
